Loft start to finish



1. Arrival on site with scaffold up for complete access.



2. Roof Space cleared out to accept timber steelwork for strutural floor - opening in roof in order to bring all materials in from scaffold, keeping any disturbance and disruption from the client.



3. Structural floor has been formed with timbers and joists, or where steel beams and timbers are required, then tongue and groove chipboard flooring being laid forming new floor area.



4. Low level end view of dormer having tiles fitted.



5. Velux windows now fitted where required, and remainder of insulation fixed between rafters. Perimeter of room now being formed.



6. The new staircase in position - the studding and plasterboard can now begin.



10. End side elevation being prepared for formation of dormer. In some cases the original roofing felt is in very poor condition and is best changed at this stage.

8. Dormer has been clad in plywood for structural rigidity with felt and battens over.



7. Picture shows coded 4 lead flashings to sides and front of dormer. Tile battens being fitted with UPVC double glazed window in place.

12. Roof rafters in place and main structure now up ready for plywood cladding.


13. View from the side of the house. All gutters and roof swept off. The garden cleared of any debris and left clean and tidy. Another satisfied customer and onto the next!



14. Dormer now formed externally. the view internally of all existing roof members removed underside of all rafters battened down lower to accept Celotex insulation board.

3. Not all lofts are formed on older properties. Here we see two openings being formed on new roof work, to recieve pitched roof dormers.

Pitched roof dormers now in position with windows fitted (timber this time) with leadwork fitted underneath.



1. New roof now has felt and battens fixed with fascia boards stained to clients requirements.

Two pitched roof dormers opening up the potential for two additonal rooms within the loft space. Client in this case requested an alternative feature at the top of the windows to gain more light.
